See clause 3.2 of the debenture, which creates a legal mortgage over (1) all the land described in schedule 3 of the debenture, which is the leasehold property known as 21 jubilee drive, loughborough, leicestershire, england, LE11 5XS (unregistered) and (2) all other land now owned by the chargor.. See clause 3.4 of the debenture, which creates a fixed charge over the rights the chargor now has and all of the rights which it obtains in the future in (1) the land (as defined in the debenture) (other than that charged under clause 3.2) and (2) the intellectual property (as defined in the debenture), including the trademark “accrosoft”, except to the extent they are assigned under clause 3.3.
