The security creates a first legal mortgage over all present and future real property; first fixed charges over assets including (but not limited to) all stock vehicles, plant and machinery, shares and investments, book debts, intellectual property, and goodwill; an assignment by way of security of all rights in insurance policies; and a first floating charge over all of the company's present and future undertaking and assets not otherwise subject to a fixed charge or assignment.
