First legal mortgage over all estates or interests in any freehold, leasehold or commonhold property now owned by the company, including the real property (if any) specified in the instrument and first fixed charge over all real property not covered by the first legal mortgage, the benefit of all arrangements, all licences, goodwill, uncalled capital, equipment, intellectual property, book debts, investments, bank balances and all other rights relating to the secured assets as specified in the instrument.
