The chargor charges, by way of first legal mortgage all the real property in england and wales (including that described in schedule 2 (real property) owned by it on the date of this deed, and charges by way of first fixed equitable charge, all other real property owned by it after the date of this deed and, to the extent not validly and effectively mortgaged under clause 2.1(a)(i), all real property in england and wales owned by it on the date of this deed.
