As a continuing security for the payment and discharge of the secured liabilities, the borrower with full title guarantee charges to the lender, by way of a first legal mortgage, all estates or interests in any freehold, leasehold or commonhold property now owned by it, including the real property (if any) specified in schedule 1 being: (1) the following properties comprised in a transfer of portfolio of titles dated 11 november 2025 between (1) james alexander champion and (2) the borrower:. (A) part of the freehold property known as the barn, broadway ilminster TA19 9RE registered at the land registry under title number WS90452 and as showing within the pink colouring of plan 1 attached to this deed; (b) the freehold property known as land at vardens farm broadway ilminster registered at the land registry under title number WS89683 and as showing within the pink colouring of plan 1 attached to this deed; (c) the freehold property known as land adjoining vardens farm, broadway, ilminster registered at the land registry under title number WS99834 and as shown edged blue on plan 2 attached to this deed; and. (D) the freehold property known as the barn, broadway, ilminster, TA19 9RE registered at the land registry under title number ST386406 and as showing within the pink colouring of plan 1 attached to this deed. (2) the freehold property comprised in a transfer of part dated 11 november 2025 between (1) james alexander champion and (2) the borrower being the property known as rosemary cottage broadway ilminster TA19 9RE registered at the land registry under title number WS90452 and as shown coloured blue on plan 1 attached to this deed. As a continuing security for the payment and discharge of the secured liabilities, the borrower with full title guarantee charges to the lender by way of a first fixed charge: all present and future estates or interests of the borrower in, or over, any freehold, leasehold or commonhold property (other than any such property effectively mortgaged under clause 3.1); and all the intellectual property.
