First legal mortgage all land owned by the borrower, any right, title or interest which the borrower has now or acquires in the future to any land, all present and future interests of the borrower not effectively mortgaged or charged under the preceding provisions of this clause 2 in or over land including all fixtures on such land for the time being, all licences, consents and authorisations, statutory or otherwise held or required in connection with the borrower's business or the use of any charged assets and all rights in connection with them; all the borrower's intellectual property.
