1. by way of fixed charge: 1.1 all present and future estates, interests or rights of the company in, or over, any freehold, leasehold or commonhold property, including any land and buildings specified in section 1 of schedule 2 and all trade fixtures and fitting and all plant and machinery from time to time in or on any such land or buildings and the proceeds of any sale of them; 1.2 all its rights, benefits, remedies or powers under contracts, guarantees, appointments and warranties or of any other rights, interests and benefits whatever accruing including the proceeds of any claims in any patents, trademarks, service marks, know-how, copyright, registered or registerable designs or applications for any of these, trade or business names, rights under licences or consents or any similar rights.
