The chargor charges (a) land: by way of first legal mortgage and, to the extent not effectively charged by way of first legal mortgage, by way of first fixed charge any freehold and leasehold property specified in schedule 2 of the instrument, and by way of first fixed charge all of its rights, title and interest from time to time in and to all its present or future freehold or leasehold or immovable property and any other interest in land or buildings and any rights relating thereto and all related rights (as defined in the instrument); and (b) intellectual property: by way of first fixed charge, all of its rights, title and interest from time to time in and to the intellectual property specified in schedule 6 of the instrument and any patents, trade marks, service marks, designs, business and trade names, copyrights, database rights, design rights, moral rights, inventions, confidential information, knowhow and other intellectual property rights and interests, whether registered or unregistered, and the benefit of all applications and rights to use such assets in which any chargor may from time to time have an interest, and all related rights (as defined in the instrument).
