The chargor charges by way of: (1) first legal mortgage its interest in the freehold and leasehold land both present and future including (without prejudice to the generality of the foregoing) the properties specified in schedule 1 (property) and all fixtures, buildings, erections, equipment and effects from time to time on that land and including the benefit of any covenants for title given or entered into in respect of that land by the chargor or any predecessor in title of the chargor and all related rights and (2) first fixed charge to the extent that these are not subject to a legal mortgage.
