See clause 3.2 of the debenture which creates a first legal mortgage over all land (as defined therein) specified in schedule 5 of the debenture and all land now owned by the company, and any rights (as defined therein) accruing to, derived from or otherwise connected with it (including insurances and proceeds of disposal (as defined therein) and of insurances). See clause 3.3 of the debenture which creates a first fixed charge over all of the rights which the company now has and all of the rights which it obtains at any time in the future in:. A) land, other than that charged by way of legal mortgage under clause 3.2 of the debenture; and. B) specified intellectual property (as defined therein); and. C) intellectual property (as defined therein), and any rights accruing to, derived from or otherwise connected with them.
